Rent vs Buy: A Complete Framework
Compare renting and buying using cash flows, holding period, financing, transaction costs and uncertainty instead of relying on the slogan that rent is wasted.
Rent and mortgage payments are not directly equivalent
Rent generally purchases housing for a period. A mortgage payment can contain both interest, which is a financing cost, and principal, which reduces debt and builds equity. Comparing the full payment with rent ignores that distinction.
Ownership includes costs outside the mortgage
Maintenance, insurance, taxes, service charges and transaction costs can be material. Renting can also involve deposits, moving costs and periodic rent increases. Put both sides on the same time horizon.
The holding period changes the result
Large purchase and sale costs are harder to recover over a short stay. A long holding period gives more time for principal repayment and property-price changes to influence the outcome, but future prices remain uncertain.
Scenario analysis is essential
Test higher and lower property growth, rent growth, mortgage rates and alternative investment returns. If a small assumption change reverses the result, the decision is sensitive and should not be presented as a mathematical certainty.
Quality check for rent-versus-buy analysis
Use the same household, property standard and time horizon on both sides. Include the renter's deposit or investable cash and the buyer's deposit, financing, maintenance and transaction costs rather than comparing rent with mortgage payment alone. The result should show a break-even range under different growth and return assumptions, not a universal statement that one path is always superior.
