The Total Cost of Home Ownership
Look beyond the mortgage payment to maintenance, insurance, taxes, transaction costs and the opportunity cost of tied-up equity.
The loan payment is not the whole housing cost
Owners can face property taxes or local charges, insurance, service charges, maintenance, repairs and periodic capital expenditure. Which costs apply depends on the jurisdiction and property type.
Transaction costs matter when the holding period is short
Buying and selling can involve legal fees, taxes, brokerage or agent fees, surveys and moving costs. Spreading large one-off costs over a short stay can make the effective annual cost much higher.
Equity has an opportunity cost
A deposit and later equity are wealth, but money tied in the property is less liquid and cannot simultaneously earn another return. A rent-versus-buy comparison should account for financing and ownership costs without assuming the alternative investment return is guaranteed.
Maintenance should be scenario-based
A fixed percentage rule can be a rough planning tool, but actual maintenance varies by age, construction and condition. Test a normal year and a high-repair year rather than treating maintenance as perfectly smooth.
Quality check for home-ownership cost
Separate financing, recurring ownership costs, one-off transaction costs and the opportunity cost of equity. Do not treat principal repayment as the same type of cost as interest or maintenance, because principal builds equity while the other cash flows are consumed. Use a holding period long enough to show transaction costs explicitly rather than hiding them inside a monthly average.
